Mini-Splits for Additions & Cabins

A ductless mini-split gives you full heating and cooling without extending your existing ductwork. In Central Kansas we install them most often for room additions, sunrooms and 4-season porches, garage conversions, and Milford Lake area cabins that need reliable off-season heat.

Where ductless beats extending the central system

• Room addition farther than 30 ft from the existing air handler.
• Sunroom with high solar heat gain — needs its own thermostat.
• Bonus room over a garage that's always too hot or too cold.
• Cabin or workshop that's unheated most of the winter but needs to run at 55°F to prevent freeze damage.
• Any room where extending ductwork means tearing up ceilings.

Sizing rules that actually work in Kansas

Bedrooms and offices: ~450 sq ft per 9,000 BTU (0.75 ton). Common living areas: ~600 sq ft per 12,000 BTU (1 ton). Add 20% for west-facing sunrooms or rooms with lots of glass.

We use single-zone systems for one room, and multi-zone (one outdoor unit, 2-5 indoor heads) for whole additions or lake cabins.
